The Summer Village of Nakamun has established land use bylaws over the years to regulate land and building usage, ensuring that development is in harmony with the community’s long-term vision. The Vision, as articulated by previous councils, emphasizes the importance of maintaining consistent and aesthetically pleasing residential building configurations to safeguard and enhance property values for all residents.
To further protect property values, the bylaws prohibit the use of non-permanent living quarters, such as travel trailers or park model units, on residential lots. Additionally, undeveloped lots may not be used for trailers or storage.
Regarding fencing, our guidelines align with urban configurations:
- High fences (up to 6 feet) are permitted from the front line of the residence to the back.
- Low fences (up to 3 feet) are allowed in front yards for both lakefront and back lots.
For clarification, the roadside of lakefront lots is considered the back of the property.
The bylaws are designed to protect the property values of all community members. Requests to the Council for exceptions to these bylaws can create complications, as they may set a precedent for others seeking similar exemptions, potentially leading to the gradual decline of community standards.
Conversely, if the majority of residents express support for storage compounds and trailer parks within the village, the Council is open to revisiting the land use bylaws.
